Terms and Conditions:
Procedure: This property will be offered in 1 (one) individual tract as a total 2.678 +/- acre unit. The property will be sold in the manner resulting in the highest total sale price.
Acceptance of Bid Prices: All successful bidders will be required to enter into Purchase Agreements at the auction site immediately following the close of the auction. Purchase Agreements are available for review prior to the auction.
Buyer’s Premium: There will be a 10% Buyer’s Premium added to the final bid and included in the deed transaction price.
Down Payment: 10% as down payment on the day of the auction with the balance in cash at closing on or before closing or before 30 days. The down payment may be in the form of cashier’s check, personal check, or corporate check. The down payment must be wire transferred or delivered by check by December 22, 2020 at 5 PM.
Closing: Closing shall take place on or before 30 days from Auction Date.
New Data, Corrections, & Changes: Please arrive prior to scheduled auction time to inspect any changes, corrections, or additions to the property information.
Property Inspection: Each potential bidder is responsible for conducting, at their own risk, their own independent inspections, investigations, inquiries, and due diligence concerning the property. Further, Seller disclaims any and all responsibility for Buyers safety during any physical inspection of the property. No party shall be deemed an invitee of the property by virtue of the offering of the property for sale.
